What we cover
We only pull from sources that permit automated access. This is the full, honest list.

- HM Land Registry (sold prices)Live
Open Government Licence. Sold-price history, refreshed monthly. Not live listings.
- Rightmove, Zoopla, OnTheMarketPlanned
Via a licensed paid data partner. Not yet enabled, never scraped.
- OpenRent, SpareRoom, NestoriaNot available
Their terms forbid automated access, or the feed is unreachable.
- Scraping any portalNever
We never scrape a site that forbids it. No exceptions.
What is live today
Our scanner pulls HM Land Registry Price Paid Data: sold-price transactions for residential property in England and Wales. This is official open data under the Open Government Licence, refreshed monthly. It is historical sold-price context, not live listings, so it does not on its own drive instant alerts.
Live-listing portals
Rightmove, Zoopla and OnTheMarket do not offer a public search API and their terms forbid scraping. We can surface their listings only through a licensed paid data partner. That option is planned, not yet enabled, and would appear as a paid add-on in your account. We never scrape a portal.
Sources we cannot use
OpenRent and SpareRoom forbid automated access in their terms or block it in robots.txt. Nestoria, historically a free UK aggregator, is currently unreachable and appears to have been retired. We do not pull from any of these, and we will not claim otherwise.
Freshness
Every match shows when it was listed and when we last verified it. A listing we could not re-verify in the last 24 hours is flagged and de-emphasised. Listings that disappear from their source are removed from your feed within one scan cycle. We never dress up a stale listing as new.
